Suites Sizes and Pricing

The suite sizes range from 165 sq ft. to 450 sq ft. However, we are not renting the spaces based on square footage but rather based on the location, amenities offered and whether the suites are small, medium or large. Some suites feature fireplaces, shared bathrooms or large utility closets. Large suites feature a private bath. All suites have beautiful hardwood floors.

All utilities included in price per month. These utilities include water/sewer, electric heat/air, and general maintenance** and repairs. Fully furnished Conference Room/Lounge with fireplace will be available for meetings. ONE courtesy use per month is included in your monthly rent. The Conference Room is available for additional use on an hourly rate.

**Common Area Maintenance (CAM)- Included in Prices
    - Cleaning hallways, stairs and common use bathrooms
    - Yard, parking lot, gate and grounds maintenance

Parking

Tenant Parking:
Each tenant of 244 14th street has one off street parking space per number of suites leased. There is an area at the front of the building for "5 minute" temporary drop-off and pick-up for Fed-Ex, UPS, limousines, etc.

Additional Tenant Parking:
Owner has made arrangements with Sterling Apartments for additional parking.   25 spaces are currently available at $50 per month/per space.

Client/Visitor Parking:
All Clients and visitors of tenants at 244 14th street will need to use public parking of which there is an abundance in the immediate area. *Underground central parking at the Sheraton Hotel 50 yards from the property front door. Further parking is available behind the 14th Street Playhouse and Juniper Street 1 ˝ blocks from the building also parking is available opposite Einstein's Bagels at 12th and Juniper 2 blocks from the building.
